5 Things You Should Do Before You Move Into Your New House

1.  Change out the Locks – The first thing you should do after leaving the closing table at the Title Company and receiving the keys is to change the locks of your new home.  You do not know who all has had keys to the home in the past and you want to ensure that you are the sole person with access to your home.  It is very inexpensive to change out the locks yourself or call a locksmith.

2.  Have your A/C Ducts Cleaned Out – Next, you should hire a duct cleaning service to clean out the ducts of your home.  It costs about $400 and will drastically improve the air quality in your new home.

3.  Clean the Carpets – Prior to moving in your furniture and personal belongings, you should steam clean the carpeted areas within your new home.  You have two options to have this work done.  It costs about $50 per day to rent a steam cleaner and do the work yourself or you can hire a professional carpet cleaner for about $50 per room.

4.  Pest Control – Ask a local pest control company to come out and treat the home for unwanted guests including roaches, ants, and spiders.  Depending on your location you might also want the home treated for mice and termites.

5.  Familiarize Yourself with the Location of the Main Water Valve and the Circuit Breaker Box – Make sure to test and ensure all of the switches in the breaker box are labeled appropriately.  It is important to know which switches control the different areas of your new house.  Also, it is good to know where the main water valve shut off is.  You always want to be prepared with that knowledge in case of a plumbing emergency situation.

How to Choose the “Right” Realtor to Sell Your Home

Finding a Realtor to sell your home is easy.  However, finding the “right” Realtor is a little more challenging.  How do you choose a good trustworthy agent to help you?  Here are 4 tips to help you select the right one:

1.  First, interview at least two potential agents for the job.  Ask them if real estate is their full-time occupation or if they have a different day job.  A full-time agent who depends on that income to live will be much more motivated to help you sell your property.  Next, ask them about their potential marketing plan for your property.  The marketing techniques to sell a home have evolved and it is vital that your realtor be up to date with technology and able to advertise your home on Zillow.com, Realtor.com, Trulia.com, their website, as well as utilize the tried and true methods of conducting open houses, and mailing out postcard advertisements of your home to the local area.  A study by the National Association of Realtors determined that 90% of home buyers searched online during their home buying process.  Online advertisement is an essential tool.

2.  Second, request a list of testimonials with contact information from previous clients of the agent you are considering.  Ask previous clients about the agent’s communication, work ethic, follow through, and negotiation skills.  An agent can spend thousands of dollars on advertisement but if they do not answer their phone or respond to emails then your home will not sell.  It is easy to make a convincing pitch to try to capture your listing but the “right” agent will have the client reviews and loyalty to back up their words.

3.  Third, it is important that the list price of the home be in line with the current market values.  Most homeowners have a preconceived notion of the value of their home and most real estate agents will list the home based at what the home owner’s opinion of the value is.  You do not want an agent that does not do their homework and come prepared to your listing appointment with a comparative market analysis of the true value of your home.  They should be able to explain to you why or why not the value you had thought was accurate is correct or not.  The correct pricing of your home is important so your time and money is not wasted.

4.  There are quite a few agents who offer “incentives” or “discounts” for listing your home with them.  This should be a red flag to you.  Consider this example, you worked last month making $25 per hour and your boss informs you that this month you will be making $15 per hour.  You will not be as motivated this month as you were last month on the job.  The agents that offer “discounts” or “incentives” are not the agents that will pay out of their own pocket up front for advertising of your home.  How hard will they really negotiate for you?  Will they require you to show your own house?  Will they require you to print your own fliers?  Will they answer their phone when prospective buyers call?

Finding a good real estate agent is not as easy as it seems.  Hopefully the tips I mentioned will help you when the time comes for you to sell your home.
